Shadow diagrams to show the effect in plan and elevation view of 21 June, 21 March/September, and 21 December at hourly intervals between 9am and 3pm.
The shadow diagrams shall indicate:

The location of adjoining buildings and property boundaries, including the location of any windows, skylights, yard areas and clothes drying areas, drying areas, where windows are impacted by the proposal the identification of the use of the room,

Details on the use of the rooms that have windows or skylights that are impacted on by the development; including shadows cast by fences and adjoining structures; excluding shadows cast by trees and other vegetation;

They must distinguish the extent of shadows cast by existing and proposed buildings, including buildings on adjoining land and areas of private open space to those buildings where relevant.

Must show the positioning and levels of windows and openings on neighbouring buildings' walls as per the survey plan.

If shadows will fall upon any wall of a neighbouring property, elevation or vertical shadow diagrams are required.

Existing and proposed shadows cast upon the site, adjoining land and buildings on adjoining land.

The entire area that is /will be cast in shadow must be identified as such (not just the outline of the shadow cast).

Position and relationship to adjoining buildings and land (showing street number and street address).

A legend that clearly explains the symbols, colour etc used on the plans ie existing structures to remain.

Must be drawn to true north at scale: 1:100

The shadow diagrams must also include the following calculations:

The total area (in square metres) of neighbouring secluded private open space;

The amount of existing sunlight access to neighbouring secluded private open space. The amount of existing sunlight must be specified in terms of square metre coverage and as a percentage of the total area of the secluded private open space; and

The amount of proposed sunlight access to neighbouring secluded private open space. The amount of proposed sunlight must be specified in terms of square metre coverage and as a percentage of the total area of the secluded private open space.
